Why energy efficient homes are driving buyer demand

Energy efficient homes Fraser Rise

Sustainability has shifted from a vague consideration to a defining factor in how Australians choose to buy their homes. As energy prices rise and awareness of the implications of the climate crisis grows, more buyers are prioritising energy efficient homes or ‘EE homes’ - properties that deliver both comfort and cost savings through smart, efficient design. Domain’s Sustainability in Property 2025 report highlights just how mainstream this shift has become, and why EE homes are set to lead the way in shaping our future communities.1

The term ‘energy efficient’ can cover everything from built-in recycling systems and water-saving fixtures through to solar power, and even the choice of long-lasting, low-impact materials. So how do homeowners know what to prioritise? How can you make sure your home’s energy efficiency not only reduces bills, but also supports the way you want to live - both now and in the future?

Energy efficiency goes mainstream

Australia’s housing stock has long been acknowledged to be notoriously energy inefficient, with many older homes poorly insulated and expensive to run. But the tide is turning and energy efficiency is no longer a “nice to have.”

According to Domain, over half (52.2%) of houses sold in Australia in 2025 included energy efficient features such as solar power, double glazing or smart orientation – a percentage that has increased significantly over the past five years. For units, that figure sits at 39.1%, demonstrating that sustainable living is spreading across different housing types.

This growth reflects not only a change in buyer attitudes but also industry-wide progress. With updated building codes and a stronger focus on sustainability, new homes are increasingly designed with energy efficiency in mind, reducing running costs while improving liveability.

Buyers are showing interest

Domain’s data shows that energy efficient homes consistently attract more buyer interest. EE houses receive 13.8% more views than their non-EE counterparts, while EE units see 6.5% more views. This demand is particularly strong across Melbourne, where sustainability is becoming a key differentiator in competitive housing markets. These trends point to a growing recognition that EE homes aren’t just better for the environment - they’re smarter financial investments that can deliver savings for years to come.

Solar continues to shine

Among energy efficient features, solar remains the most common and recognisable, found in nearly 38% of houses sold nationwide. Its popularity reflects both its environmental benefits and the tangible savings it brings to households - the average rooftop system saves a household more than $1,500 a year on energy bills.2 This shift is helping to create self-sufficient homes that reduce reliance on the grid, future-proofing households against rising energy costs.
