What Are the New Stamp Duty Changes?

The WA Government has introduced higher thresholds for stamp duty exemptions and concessions, making it easier for first home buyers to enter the market.

For Land Purchases:

  • No stamp duty on land valued up to $350,000 (previously $300,000).
  • Reduced stamp duty for land valued between $350,000 and $450,000 (previously $300,000 to $400,000).

These changes are now in place and aim to lower upfront costs for first-time buyers.

For House & Land Packages:

When purchasing a house and land package, stamp duty is only payable on the land component, not on the total value of the house and land, which can result in significant savings.

Additional Support for WA First Home Buyers

Alongside stamp duty savings, first home buyers in WA may also be eligible for:

  • The First Home Owner Grant ($10,000 for new homes). This is a one-off payment to encourage and assist first home buyers to buy or build a new residential property for use as their principal place of residence.
  • Keystart Home Loans, which have lower entry costs, with a low deposit requirement and no lender's mortgage insurance, so you can get into your own home sooner.
