How does a house-and-land package work at Flourish?

Set within the growing South Maclean area, Flourish offers a range of house-and-land opportunities from leading builders, giving you the chance to find a home that suits your lifestyle, your budget and the way you want to live.

But how does a house-and-land package actually work?

In Queensland, a house-and-land package will generally involve two contracts: one for your Flourish homesite with Cedar Woods (as the developer), and another for construction of your home with your chosen builder.

While the land and home may be promoted together as one package, the two contracts, their inclusions and the responsibilities attached to each should be considered separately.

Why are there two contracts?

It’s because Cedar Woods and your builder are responsible for different parts of your new home journey.

Under your land contract, Cedar Woods is responsible for constructing and delivering your Flourish homesite, including subdivision works and infrastructure for services such as power, water, sewer and communications.

Your building contract is with your chosen builder. The builder is responsible for constructing your new home and sets the building price, specifications and inclusions.

Even when a Flourish homesite and home are advertised together as a house-and-land package, it’s important to review both contracts separately so you understand the costs, inclusions and responsibilities associated with each.

Do I have to choose an advertised Flourish house-and-land package?

Not necessarily.

An advertised package is a useful way to explore what you could build on a particular Flourish homesite, including the type of home and indicative overall price.

However, you may also be able to choose another suitable home design from your preferred builder, provided the home suits your chosen lot and meets Flourish’s applicable Design Standards.

It means you can explore your options and find the combination of home, homesite and budget that helps you grow your way.

What should I check in a Flourish house-and-land package?

Every builder and package can be different, so it’s worth looking beyond the advertised price to understand exactly what’s included.

Depending on the builder and offer, things to check may include site-related costs and allowances, fixtures and finishes, driveways, landscaping, fencing, air-conditioning and upgrades.

Pricing terminology can also vary between builders. Terms such as fixed price and turnkey may not mean exactly the same thing across every offer, so check what is covered by the specific Flourish package and building contract you’re considering.

The Queensland Building and Construction Commission (QBCC) recommends carefully reviewing all contract documents, including plans and specifications, and seeking legal advice before signing.

How does buying and building at Flourish work?

Every building journey is different, but there are a few key steps that can help you understand what lies ahead.

1. Discover life at Flourish

Finding your new home starts with finding a community that feels right.

Flourish is a boutique community in South Maclean, designed to offer a close-knit way of life surrounded by natural beauty and connected to established amenity.

Nearby schools, shops, parks, recreation and essential services put everyday needs within easy reach, while the wider Logan, Brisbane and Gold Coast corridors keep you connected to even more.

2. Find your Flourish homesite

Explore the available homesites at Flourish and consider the type of home you want to build, lot size and frontage, orientation, site conditions and your overall budget.

Choosing a homesite with your future home in mind can help you find the combination that best suits your plans.

3. Choose how you want to build

You can explore advertised house-and-land packages at Flourish or speak with your preferred builder about another suitable home design.

Check the applicable Flourish Design Standards early so you and your builder understand the requirements your new home will need to meet.

4. Review your contracts separately

Your Flourish land contract and building contract are separate agreements.

Take the time to understand the conditions, costs, deposits, inclusions and responsibilities attached to each before signing.

5. Prepare for settlement and construction

Before your Flourish homesite settles, you may be able to progress elements of your home design, approvals and finance.

If your homesite isn’t yet titled, what you can progress will depend on the stage, project requirements and your builder.

Where early site access is available, your builder may also be able to arrange soil testing or a contour survey before settlement. This can help confirm site requirements and finalise site costs and build pricing earlier.

As settlement gets closer, make sure your finance, valuation and lender requirements align with the dates in your land contract.

6. Watch your new home take shape

Once your land has settled, construction can begin when the required design and statutory approvals are in place and your builder is ready to commence.

Timing will depend on your builder’s program, site conditions and approvals.

Then comes the exciting part, watching the home you’ve planned become part of the growing Flourish community.

How much deposit will I need?

Because your Flourish homesite and new home generally involve two separate contracts, the deposit requirements for each should also be considered separately.

Your land contract with Cedar Woods will set out the deposit required to purchase your Flourish homesite.

For a new-home building contract in Queensland, the maximum deposit a builder can generally request is 5% of the contract price, although limited exceptions apply.

Your building deposit is also separate from the contribution your lender may require towards your overall purchase.

Before signing, talk to your lender or broker about land settlement, construction finance and progress payments so you understand what you’ll need and when.

What help is available for first-home buyers at Flourish?

If Flourish could be the place where you build your first home, you may be eligible for government support to help you take that next step.

The $30,000 Queensland First Home Owner Grant is available to eligible buyers purchasing or building a new home where the total value of the home and land is less than $750,000, including any contract variations.

Eligible first-home buyers purchasing residential vacant land to build their first home may also pay no transfer duty on the land for agreements entered into from 1 May 2025, subject to eligibility requirements.

The Australian Government 5% Deposit Scheme may also allow eligible first-home buyers to purchase with a minimum 5% deposit through a participating lender without paying lenders mortgage insurance (LMI). Eligibility, property price caps and lender criteria apply.

Government programs and eligibility requirements can change, so check the latest Queensland Revenue Office and Australian Government information before making your purchase decision.
