Cedar Woods fuels commercial growth in Melbourne's west

ASX-listed developer Cedar Woods Properties is continuing its commercial expansion in Williams Landing, announcing the release of new strata offices on Level 3 at its latest and sixth standalone commercial building, Hudson Hub, as well as the completion of its fifth standalone office building, Boston Commons.

Both designed by leading Australian architect Hames Sharley, the offerings see Williams Landing continue as one of the most sought-after commercial hubs in Melbourne’s west, showcasing and answering demand from both boutique and large-scale businesses in the local area seeking modern and well-appointed office space.

The sales release of Level 3 at Hudson Hub comes after the project’s positive market response since its welcome to the market in June last year – with over 60 per cent of the released stock now sold. Unique to the released stock, Level 3 opens new possibilities for local owner-occupier and commercial investors, with suites available ranging from 40sqm – 101sqm in size, all with rarely seen private open-air balconies.

"With a significant number of purchasers being local owner-occupiers, we understand their need for spaces that not only support their businesses but also integrate seamlessly with their day-to-day lives. Level 3 at Hudson Hub was specifically designed to cater to both boutique and larger businesses with a variety of office sizes to accommodate diverse organisations, evolving requirements of growing teams as well as demand for integrated amenity and wellbeing features that support work-life balance,” says Cedar Woods' Victorian State Manager, James Bovell.

The launch of Level 3 at Hudson Hub complements last month’s completion of Cedar Woods' fifth, and fully sold, strata office building in Williams Landing - Boston Commons - which features 76 strata office suites ranging in size from 45-96sqm, five ground floor retail suites, and two conference centres.

“The quick sell-out of Boston Commons, combined with the interest so far in Hudson Hub, shows that many businesses are opting for suburban locations over the CBD as it offers employees a convenient location closer to home, without having to compromise the quality of their workspaces,” says Bovell.

“We are pleased to be able to play a key role in growing the already thriving business community of Williams Landing. We look forward to welcoming purchasers of Boston Commons into their workspaces in the coming weeks.”

Both Hudson Hub and Boston Commons showcase an industrial-modern design aesthetic, featuring a material palette reflective of inner-city architecture, a unique offering for Williams Landing and the City of Wyndham more broadly, which has a current population of 201,012 and is forecast to almost double to 384,275 by 2036.

Reflecting the evolving needs of modern businesses and their employees, both Hudson Hub and Boston Commons incorporate thoughtful amenities such as end-of-trip facilities, secure bicycle storage and ground communal EV charging facilities. Hudson Hub will also deliver significant rooftop amenity including outdoor terraces with feature landscaping, entertaining spaces, BBQ’s and seating areas. The projects also feature a range of sustainability initiatives such as high-performance facades, high indoor environmental quality, solar panels and various energy-efficient features.

“Williams Landing is marked as a major activity and employment centre. The location, excellent transport links, access to local amenity, and long-standing business clientele within the community make it an increasingly attractive destination for businesses looking to establish themselves,” adds Bovell.

Level 3 Hudson Hub office suites are now selling from $349,000 subject to availability with completion slated for late 2025.
