Above Average: Ellendale approaches sellout of rare traditional homesites

Cedar Woods Properties continues to grow its established Upper Kedron masterplan with above-average sized lots as settlement commences on some rare traditional homesites within the Rosewood collection at Ellendale.

Launched in 2016, Ellendale is a masterplanned community that offers new homesites alongside expansive nature corridors close to local schools, transport, parks and retail. Ellendale is already home to more than 590 families.

The 277-ha community bordering the South D’Aguilar National Park is located just 12-kilometres north-west of the Brisbane CBD. “At a time when Brisbane’s average lot sizes have decreased by 20% to just 459m2 over the past 10 years* – we have been able to break the mould at Ellendale to deliver homesites ranging from 400sqm to 1,537sqm,” he said.

“The mix of flat and split homesites in the Rosewood release were perfect for owner-occupiers, including upgraders, first-home buyers and downsizers, with settlements underway as our buyers curate their home designs for the perfect relaxed, paired-back lifestyle nestled within a green pocket.

Mr Britton said figures on realestate.com.au revealed median house prices in Upper Kedron had increased by 18.6% in the past year alone, delivering significant capital gains for existing residents.

Ellendale purchaser Dinesh Silva and his wife Madu originally moved into Ellendale’s second stage in 2018 but had dreams to expand their outdoor lifestyle as their family grew, securing an 889sqm traditional homesite in Rosewood.

Mr Silva said they were motivated to repurchase and build a second home within the community to provide more opportunities for their three children to play and explore.

“We were finding that we’ve outgrown our first home in Ellendale and wanted a bit more backyard space for the kids to run around in, and to install a pool. With our girls growing up, they need a bit more room to be kids,” Mr Silva said.

“We love that Ellendale is surrounded by nature while still being close to the city, and local shops and amenities. It’s also close to the kids’ school and very easy for us to commute into the city.”
