A new report by city-shapers, Urbis, found South Maclean was forecast to grow by a significant 5.1% per annum, equating to 71,420 additional residents, over the next 20 years – far outpacing the strong population growth anticipated for the wider Logan region of 2% per annum.
What's driving this shift to South Maclean? Here’s just a few reasons behind the region's phenomenal growth.
Affordability
South Maclean is increasingly becoming a popular choice for young families and upsizers seeking greater value for money, a relaxed lifestyle, access to green open space and well-connected communities.
Despite its significant growth in recent years, South Maclean offers strong affordability when compared to Brisbane and the Gold Coast, with Urbis revealing a substantial price gap of at least $239,000 between the region and its city counterparts.
Increased employment opportunities
As South Maclean’s population soars, employment opportunities too are increasing in and around the Logan catchment, driving more people to the region. South Maclean itself supports more than 18,000 jobs.
The strong presence of construction industry employment is creating opportunities for new residents and is likely to continue to do so as the area expands, with more than 14.1 per cent of jobs in the region in this industry. Across Logan, healthcare and social assistance is the second highest employer at 13.1 per cent, followed by retail trade, manufacturing, and transport, postal and warehousing.
Connectivity
South Maclean is conveniently connected to wider Logan and surrounding cities via the Mount Lindesay Highway - a major arterial road linking north to the Logan Motorway, Ipswich Motorway and the Pacific Motorway.
These major road networks provide access to employment hubs, including the Logan Hospital and industrial precincts at Park Ridge and Wacol, as well as nearby cities including Brisbane, which is 40 minutes away, and the Gold Coast, about an hour's drive.
This proximity to Brisbane and the Gold Coast also means residents of South Maclean can enjoy some of Australia's best beaches, dining spots and entertainment experiences, including Southbank, Surfers Paradise, Suncorp Stadium, theme parks and much more.
Infrastructure improvements and amenities
The significant growth being experienced in South Maclean has fuelled multi-billion-dollar infrastructure spending and investment in and around the region, which is set to further enhance the lifestyle of residents.
This includes the $1 billion Logan Hospital expansion, which will increase existing bed capacity by 48 per cent, expand and refurbish parts of the hospital, and deliver a range of new and expanded healthcare services for the Logan community.
Planned transport projects that will benefit South Maclean residents include the $1 billion Salisbury to Beaudesert Rail, the $1 billion Pacific Motorway upgrade, the $90 million Southern Gateway Transport Corridor, the $75 million Pacific Motorway Transit Project and the $20 million Mount Lindesay Highway upgrade.
There are also several new town centres proposed in surrounding areas that will offer a range of services, conveniences and shopping experiences for locals, including the $20 million Greenbank Shopping Centre extension, $16 million Everleigh Town Centre and $20 million Park Ridge Town Centre expansion.
The community will also be able to enjoy upgrades and new sporting amenity including the $44 million Rosia Park multi-sports precinct in Park Ridge and $15 million AFL precinct in Greenbank.
