Located in one of Australia’s fastest-growing regions, Burpengary is earmarked to undergo a significant transformation in the years ahead. Once a locals’ secret, the green pocket located 40-minutes from the Brisbane CBD and Sunshine Coast, is increasingly on the radar for young families and professionals stepping into the market, and downsizers looking for a lifestyle change.

New research by city-shapers, Urbis, shows Burpengary is set to benefit from Moreton Bay’s substantial planned growth, underpinned by an economic development strategy focused on creating 100,000 new local jobs and building a $40 billion economy.

We’ve put together a list of the top six reasons why buyers are zeroing in on Burpengary and purchasing in the Sage community.

 

A key growth corridor

Burpengary’s population growth is anticipated to accelerate over the next five years, reaching 2.9 per cent per annum through to 2026. With the completion of North Lakes and the Caboolture West urban growth area well-established, Burpengary’s expansion will be driven by new masterplanned developments, such as Sage, major infrastructure investment, economic activity and growing employment opportunities.

Urbis’ report also finds falling supply, and rising prices, in Brisbane will continue to drive new residents to areas like Burpengary, seeking better value for money.

 

Employment opportunities

While the Urbis research reveals that 21 per cent of Burpengary residents work within the catchment and 30 per cent within Moreton Bay, the suburb’s strategic location between Brisbane’s CBD and the Sunshine Coast means it is easily commutable to employment nodes right across the South-East. What’s more, opportunities for local employment are only set to grow, with jobs creation high on the agenda of Moreton Bay’s economic development strategy.

Australian Bureau of Statistics (ABS) figures show the top industries in the area are health care and social assistance, construction, retail, education and training, and manufacturing.

 

Housing affordability

The median house price in Burpengary is just $700,000, realestate.com.au (April 2023) figures show, compared to the Brisbane average of $781,881, according to CoreLogic (April 2023), making it appealing to range of homebuyers.

With a reputation for well-kept homes surrounded by greenery, homeowners make up 73 per cent of households, compared with 64 per cent in Greater Brisbane. A significant 90 per cent of properties are stand-alone homes, drawing families wanting room for children to play and grow.

Homesites in Sage start from just $294,000, with house and land packages available from $555,531 (as at May 2023) , enabling buyers to build a new home to suit their family now and into the future.

 

Housing demand and growth

The research by Urbis shows while housing remains affordable, median house prices are continuing to grow steadily – and have done so for two decades, outpacing the growth of the broader Brisbane area. The report reveals the median home price in Moreton Bay rose 6.3 per cent per annum over the past 20 years, compared to Brisbane’s rate of 6.1 per cent.

Demand is also increasing, with sales activity soaring by 85 per cent over 2021, compared to 2011, and median rents rising 18 per cent for detached homes in the year to June 2022, as more people discover this hidden gem.

 

Family-friendly

Access to public transport, medical, education and retail amenities, and a growing list of recreational assets, is also underpinning Burpengary’s popularity with young families.

New infrastructure, like the region’s first full-service university campus – University of Sunshine Coast’s Petrie facility – is adding to the region’s appeal, with the State Government actively monitoring for an earmarked state school in Burpengary East.

Convenience retail is easily accessible at Burpengary Plaza, with larger regional shopping centres like Morayfield Shopping Centre and Westfield North Lakes within just a 15-minute drive.

These are complemented by natural assets, including the popular Burpengary Creek walking trail and Sheep Station Creek Conservation Park.

New communities like Sage are bringing additional amenities, with our masterplan to deliver a seven-hectare environmental corridor, recreational parkland with play equipment, basketball half court, and walkways and bikeways.

 

Connectivity

Burpengary is well-serviced by road connections. Its location alongside the Bruce Highway, which is undergoing widening, realignment and safety upgrades, connects it to the wider South-East Queensland region. Council’s planned $60 million improvement of major north-south arterial road, Old Gympie Road, over the next 10 years will further enhance its accessibility.

Strong public transport connections also service the area, including train stations and bus services.
