Cedar woods breaks ground for fifth office building in Williams Landing, Boston Commons

Cedar Woods has celebrated the sod-turn for its fifth stand-alone office building at Williams Landing, Boston Commons, situated in Melbourne’s west. 

Continuing its long-standing relationship with Cedar Woods, construction company Hacer Group has been appointed to deliver the project, having previously delivered all commercial and retail projects for Cedar Woods’ Victorian portfolio. This includes four existing office buildings in Williams Landing – the Target Australia Headquarters located at 2 Kendall Street, 107 Overton Road, 101 Overton Road, and 111 Overton Road as well as the Williams Landing Shopping Centre.

Cedar Woods’ Victorian Development Director James Bovell says that Hacer Group is ideally suited to deliver the Boston Commons project:

Having worked with them on a number of projects previously, we have seen their experience, expertise, and commitment to quality firsthand and are confident that they will deliver Boston Commons to the highest standard.”

The arrival of Boston Commons is set to cater to the rise in demand for individuals seeking to work closer to home, with a recent report by Essensys finding that 85 per cent of workers have a preference to work in an office environment closer to home over traditional CBD office spaces.

“Williams Landing is fast emerging as one of the leading destinations for suburban offices in Melbourne’s west. With the addition of Boston Commons, Cedar Woods is proud to offer a new vision for suburban workplaces, one which meets the current and future needs of workers and businesses in today’s ever-changing workplace landscape,” says Mr Bovell. 

Knight Frank Senior Sales Executive Nick Bisset says that Boston Commons is one of the fastest selling projects they have seen coming out of the COVID-19 pandemic:

“Since its launch to market in October 2021, Boston Commons has received strong interest from both local business owners and investors, with the office suites achieving a 98 per cent sell-through rate as of January this year - signalling the continuing strength of suburban commercial offerings.”

Wyndham City Planning and Liveability Director Peter McKinnon said that the sell-through of Boston Commons signals the continuing growth and development of Williams Landing and the broader Wyndham area:

“Wyndham has experienced an increase in local employment of over 23 per cent in the last five years. Boston Commons will make a significant contribution to our local economy, attracting new businesses to Wyndham.”

Designed by renowned architects Hames Sharley, the seven-storey building will accommodate 77 strata office suites ranging in size from 45-96sqm with the addition of five ground floor retail suites. Hames Sharley’s design has been closely informed by user experience, with a material palette reflective of inner-city architecture and the office suites on level 3 featuring outdoor terrace areas, ranging in size from 8-52sqm.

Occupiers of Boston Commons will benefit from in-house amenities, including NBN infrastructure, secure on-site parking, end-of-trip facilities, and two conference centres. 

The official breaking of ground was marked with a sod turn ceremony on Thursday 2 February, beginning with a Welcome to Country and smoking ceremony performed by a member of the Bunurong Land Council.

Cedar Woods’ Victorian Development Director James Bovell, builder partner Hacer Group’s Director Paul Toleman, and Planning and Liveability Director at Wyndham City Council, Peter McKinnon, were in attendance. 

Construction on Boston Commons is estimated for completion in mid 2024
