A case study into environment-first design at Mariners Cove

Leading-edge, environment-first design that not only retains, but enhances, the natural environment is a key feature of many of Cedar Woods’ developments around Australia.

 

Since its establishment more than 30 years ago in Western Australia, Cedar Woods has cemented its reputation for innovative design, as well as the creation of vibrant, resident-led communities and the preservation of sensitive environments.

This is achieved through collaboration with community and other stakeholders, as well as thoughtful design and environmental rehabilitation that honours and seeks to improve local flora, fauna and natural habitats.

  

Mariners Cove 

In the early 1990's, Cedar Woods acquired the 103ha portion of land in Mandurah that would later become the Mariners Cove estate, one of the success stories that led the company to undertake further challenging projects and achieve great results.

Within this highly sought-after waterfront residential estate lies a story of environmental excellence and a unique approach to conservation and community collaboration.

The award-winning project is one of Western Australia’s stand-out examples of well negotiated conservation planning and respectful design.

What makes Mariners Cove so special? 

1. It is set around a world-class environmental reserve

Mariners Cove is home to an internationally significant wetland and habitat for migrating waterbirds.

Following extensive community consultation and environmental assessment, approximately 50 per cent of the site was ceded for what is now known as the Creery Wetlands Nature Reserve, with the remaining land zoned for canal and residential development.

The estate’s open spaces feature native flora species, as well as waterwise and salt tolerant plants that thrive on the estuary.

Cedar Woods developed a range of engineering innovations to improve overall soil conditions and funded works on the rehabilitation and progressive revegetation of the wetlands site.

Cedar Woods’ commitment to driving improvements of the natural habitat makes Mariners Cove a leading example of successful conservation.

 

2. The estate is a truly collaborative development

Throughout the project Cedar Woods maintained its genuine commitment to the local community and incorporated feedback into the estate’s design.

Extensive collaboration also took place with the local Aboriginal community to identify sites of significance and to collaborate on unique public art installations included within the estate.

Meaningful consultation ensured strong community support for Mariners Cove and guided the development of an estate which met local market expectations and need.

 

3. It is a prestigious waterfront residential address


Mariners Cove was developed to create a seamless connection between the residential area and the Creery Reserve and optimise interaction between the community and the natural features.

The estate features strategically designed roads and public open spaces that connect the community with the waterways, as well as a canal zone that gives residents complete water frontage and enabled jetties to be constructed on public property.

These features optimise use of the waterfront and give residents a truly luxurious lifestyle.

The results

The Mariners Cove waterfront estate is now home to thousands of residents who enjoy the unique Mandurah lifestyle.

After a 30-year-long commitment to the local community, the project wrapped up in 2022 following the sale of the final residence at the Hamptons Edge precinct.

The result is a high quality 900-lot estate, with coastal land lots and luxury canal-facing homes, which celebrates the site’s natural beauty. Cedar Woods’ success in preserving and protecting the important nature reserve within the estate has achieved industry recognition and awards for environmental excellence.

While this remarkable journey in Mandurah has drawn to a close, the creation of Mariners Cove leaves a lasting legacy both in Western Australia and nationally, remaining a great example of environmental excellence and innovative design that will be enjoyed by the local community for decades to come.
