Understanding the Different Zones in the Habitat Release

Life at Ellendale is shaped by a deep respect for the environment. Our new Habitat Release features a selection of carefully designated zones that work together to preserve the natural surroundings, while protecting the homes within it.

If you’re considering a home in the Habitat Release, it’s important to understand how the various zones work and what they’re designed to achieve.

Environmental Protect Zone (EPZ)

The EPZ is designed to conserve native flora, protect habitat, and allow wildlife to move safely through the community.

  • Outside of weeding of invasive species, the EPZ must remain untouched, with no changes or disturbances permitted. This will help to preserve its environmental value and allow wildlife to move safely through the landscape.

  • Pet-exclusion fences will be installed in the EPZ by Cedar Woods along the ecological corridor boundaries of each property, further protecting local wildlife.

The EPZ plays an important role in preserving the natural character of Ellendale.

Building Envelope

The building envelope outlines the designated area where the home is permitted to be built upon. For Habitat Release lots, the following points must be observed:

  • Any structure, such as a home, garage or shed larger than 3m2 must be located within the building envelope.

  • Structures must be designed in accordance with both the Ellendale Design Guidelines and the Brisbane City Council Planning Scheme.

  • All structures must also meet the Bushfire Attack Level (BAL) rating specific to each homesite. A BAL rating is an Australian standard that measures a property’s potential exposure to bushfire, including the required construction features. Specific BAL ratings will be included in all relevant documentation.

Building Protection Zone (BPZ)

The BPZ helps to protect homes in the Habitat Release from bushfire risk and provides essential access for emergency services in the event of a fire.

The following information provides a top-level introduction into what is and isn’t allowed in the BPZ. Our team can provide you with more information about how the BPZ works for lots in the Habitat Release, and how you can ensure your new home is compliant with the bushfire management plan.

Only specific items are permitted in the BPZ, and must comply with bushfire-safety standards. · Structures such as habitable buildings, garages and combustible materials are not permitted in the BPZ.

Examples of items that can be included in the BPZ are pools, steel sheds up to 3m2, BBQs, pizza ovens, concrete or metal water tanks, and fencing or screening made from bushfire-resilient materials.

All landscaping in the BPZ must also be carefully managed, including keeping grass trimmed, sweeping up any debris and maintaining clear zones around the property.
