Buying a home is an incredibly exciting time. As you’ve no doubt already discovered, a lot of things happen behind the scenes from planning to settlement.
So, to help you feel confident about who you’ll interact with at each stage of the journey, we’ve put together this helpful home buying glossary.
The developer: Cedar Woods
The developer for Flourish is Cedar Woods, a well‑established ASX-Listed property developer with decades of experience creating places people love to call home. Founded in 1987, Cedar Woods is a national developer delivering thoughtfully planned communities across Queensland, Western Australia, Victoria and South Australia.
In Queensland, Cedar Woods has delivered a number of popular communities, including Flourish, Sage, Greville and Ellendale, all designed with liveability, quality and future growth in mind.
Cedar Woods is responsible for planning, delivering and selling the Flourish community, supporting you from your first enquiry right through to settlement. This includes:

Designing the Flourish masterplan, including parks, open spaces, streets and the overall layout of the community.

Providing a wide range of homesites, giving you the flexibility to choose a block that suits your lifestyle and future plans.

Setting the design standards that help ensure Flourish remains a high quality, well considered place to live.

The financials: Mortgage broker or lender
A mortgage broker or bank loan manager helps you understand how much you can borrow and how to make your finances work for you when purchasing at Flourish. They’ll support you from the early planning stages right through to settlement, including:

The constructor: Builders
Your chosen builder plays a key role in bringing your new home at Flourish to life, working with you to design a home that suits your budget, lifestyle and future plans, before managing the construction process from start to finish. This includes:

Working with you on the design of your home, helping you choose layouts, inclusions and finishes that align with your budget and the way you want to live.

Carrying out soil tests on your homesite to assess ground conditions, with this information used to determine the appropriate slab design, which will influence your build costs.

Ensuring your new home is properly connected to essential services such as water, power, and drainage.

Managing the construction of your home, from slab down through to frame installation, lock-up and final handover. This stage begins once you’ve signed a building contract, your land is settled, and your deposit has been paid (usually 10%).
