What is a house and land package?
To put it simply, a house and land package is a bundled deal where you get both the homesite and the property in one. The home itself will be carefully designed to fit the specifics of the homesite (size, frontage and orientation).
House and land packages are a popular choice at Flourish, especially among first homebuyers. Here are just a few of the benefits they offer:

Are there any grants or concessions available?
One of the biggest benefits of purchasing a house and land package is the stamp duty savings. Unlike purchasing an established property, where you pay stamp duty on the total purchase price, you will only pay stamp duty on the land with a house and land package.

What is involved in the building process?
While there are a few steps involved in bringing your new home to life, the process itself is fairly straightforward. Here’s an idea of what you can expect:
- Start by viewing available house and land packages at Flourish and working with our Sales team to find the one that works best for your budget, lifestyle and future plans.
- When you’ve found the right package, it’s then time to sign the contract and get finance approval for settlement.
- You may then have to wait for your new homesite to be titled, if it isn’t already. In simple terms, this means receiving the official documentation that outlines the transfer of ownership to you.
- When your homesite is titled, construction can begin. This includes earthworks, slab down, frame construction and other steps to bring your new home to life.
- Upon completion of the construction process, you will then be able to walk through for a final inspection before final settlement and moving in.
